Humans can be a bit strange and seemingly contradictory. In theory outlining what is permissible and expected of each party would seem like a good idea, the rigidity of it can also be considered off putting by some. In my limited experience, many prefer it to be more of an organic process though I realize our situation hampers that somewhat.
I'm not saying not to of course or that you shouldn't. But you may have to forgo something like that depending on how many would be willing to sign.
Many have told me the same thing. Heeding such advice will no doubt yield better results if others words are to go by.

I have never tried to...wing it as they say. But perhaps doing so will yield better results.
